New townhouse construction means a concrete slab, and on a slab the risk is moisture rather than movement. A slab looks inert and is not: concrete passes moisture vapour continuously, and a recent pour takes months to release its construction moisture. Where required, moisture testing follows the applicable Australian requirements and the product's installation specification.

The original brick veneer stock is the opposite case — a timber subfloor that has moved over decades and usually needs checking, sometimes levelling, before a floating floor goes down.

If you are flooring an original house and a new townhouse behind it, they are two different jobs with two different preparation costs. It is worth pricing them separately rather than as one rate.

For a staged development we can reserve stock against the programme — subject to availability, agreed quantities, a written order and the required deposit — and release it to your schedule.

One caution worth planning around: we cannot guarantee that flooring ordered nine months apart comes from the same production batch. Where consistency across stages matters, order and reserve the full quantity from one batch at the start.

Preston is 4.3 kilometres from our warehouse at Unit 48, 2 Cobham St, Reservoir. In-stock product can be collected the day you buy it, at no delivery charge, and a forklift is available for larger orders.

Book the collection ahead so the stock is picked and ready. There is no minimum order — a single box is a perfectly normal thing to buy, which matters if you are finishing a room or replacing damaged boards.

If collecting does not suit, we deliver throughout Victoria, charged on destination, distance and the order.

We install across Victoria, and our installation service covers flooring supplied by Square Flooring. One company owning both the product and the workmanship means a problem has one owner rather than two parties pointing at each other.

Installations carry a workmanship warranty, separate from the manufacturer's product warranty on the flooring itself.

Subfloor preparation, removal of existing floor coverings, waste removal, stairs, door trimming and scotia are quoted as separate lines rather than folded into a square-metre rate.
