Commercial Flooring, Supplied to a Build Programme

We supply builders, developers, trades, flooring retailers and end customers — for office fitouts, retail and shop fitouts, multi-residential and strata developments, schools and clubs, and hospitality front-of-house.

Historically we operated as a wholesale flooring supplier, supplying flooring retailers and trade customers throughout Melbourne and Victoria, including Geelong. Our flooring has gone into both residential and commercial applications.

Because much of that work reached site through retailers and trade customers, we do not hold the final addresses or floor areas for many of those installations. We would rather say that than dress up a portfolio we cannot evidence.

We are now expanding to work more directly with builders, developers, trades and end customers.

Our hybrid and laminate ranges are click-plank floating floors, which suits a fitout working to a programme: no adhesive cure time, no wet trades, and a floor that can go down after the ceiling and the partitions. Where a tenancy needs the floor lifted or changed at the end of a lease, a floating floor is the cheaper decision.

The same ranges cover general retail — fashion, homewares, showrooms and front-of-house. Before the floor goes into a public area, ask us for the slip and fire documentation for the range you are specifying, and specify to the report rather than to this page.

Schools, clubs and hospitality front-of-house are supplied the same way, generally through a builder or a fitout contractor. That work is tender-led rather than web-led, so the useful first step is sending us the drawings and the specification, not browsing the catalogue.

This is the strongest fit in our range and the most common commercial enquiry we take: apartment and townhouse developments, where one colour has to run across many dwellings and often across construction stages.

Two things decide whether it goes well. Read the batch-matching section below before ordering a staged project — it is the thing that goes wrong. And check the scheme's underlay requirement early, because strata schemes usually set their own, and it is cheaper to know before selecting than after. Acoustic test reports for the relevant collection are available on request.

We sell hybrid, SPC and laminate click plank. We do not sell commercial sheet or safety vinyl, and some premises need it: clinical areas in medical and dental practices, commercial kitchens and food preparation areas, supermarket wet areas, and anywhere the specification calls for welded seams or coved skirting.

If that is your project, a sheet vinyl specialist will serve you better than we will. We would rather tell you now than at delivery.

We can supply projects of 1,000m² and above. Where sufficient stock is available, the order is supplied directly from our Melbourne warehouse.

For larger quantities requiring a manufacturing or factory order, allow approximately 6–8 weeks, subject to the product, the quantity required, the manufacturing schedule and shipping availability.

We hold stock across our core ranges and colours at the Reservoir warehouse. Availability varies with demand and incoming shipments, so for anything at volume the honest answer comes from a stock check rather than a website.

Our involvement was product supply. Installation was arranged and carried out independently by the project's own installation team, so this is not an example of our installation work — it is an example of supplying a single specification across a development at volume, which is the harder half of a project like this and the part the batch-matching section below is about.

We can support staged projects and continue supplying colours from our ongoing ranges. Core colours are reordered from the manufacturer while they remain part of our active range.

What we will not promise is that flooring ordered nine months apart comes from the same production batch. Normal colour and tone variation between production runs is real, and any supplier who tells you otherwise is guessing.

Where exact batch consistency matters, order and reserve the total required quantity from a single production batch at the start of the project. It costs more up front and it removes the risk entirely.

We prepare flooring quotations from dimensioned architectural or construction plans.

We can also reserve stock against a staged construction programme — subject to availability, agreed quantities, a written order and the required deposit. Reserved stock is then released to your schedule for delivery, collection or installation.

Our ranges carry relevant technical testing, including fire, slip and acoustic testing where applicable. Reports and certificates are available on request for specification and compliance review.

Our manufacturer, Changzhou Delai New Material Technology Co., Ltd, holds ISO 9001:2015 for quality management and ISO 14001:2015 for environmental management, both covering the production of laminate and PVC flooring. These are the manufacturer's certifications rather than certifications held by Square Flooring, and we would rather draw that distinction ourselves than have a specifier find it.

Our collections carry separate warranty conditions based on their specifications and intended applications. Residential and commercial terms differ, and they differ by collection — SILVA 7mm hybrid, AXEN 9mm hybrid and TITAN 12mm laminate each have their own. EVSPC 12mm is sourced separately and carries its own product warranty and technical documentation.

Warranty is per collection, not one headline figure across four different products. SILVA 7mm and AXEN 9mm each carry a 25-year residential warranty and a 10-year limited commercial warranty. The commercial term is a limited one: it applies where the product suits the intended environment and has been correctly installed and maintained, and it excludes extremely heavy traffic, industrial use, wheeled-load abuse, workshop conditions and areas subject to persistent water exposure unless we have agreed otherwise in writing before installation.

Read that exclusion list against the actual premises before specifying. It is the part that decides whether the commercial warranty is worth anything on your project, and it is cheaper to find out now than after handover. TITAN's warranty document is being finalised, and EVSPC carries its supplier's warranty rather than ours. Ask us for the document applying to the range you are specifying.

Where we install, a workmanship warranty applies in addition to the manufacturer's product warranty, and the two cover different things.

Approved trade customers receive dedicated trade pricing rather than standard retail pricing. Arrangements vary depending on the type of customer — builder, installer, flooring retailer or other industry professional.

A valid ABN is required to open a trade account. Standard orders are paid in full before goods leave our warehouse; credit terms may be available to approved and established trade customers, subject to account approval and agreed credit conditions.

Free samples are available to everyone. For flooring retailers and showrooms we can also supply larger display samples for presentation to their own customers.

We deliver directly to residential and commercial project sites across Victoria. Delivery is charged separately, calculated on location, distance and the order.

Where our installation team is fitting the floor, they handle the flooring required for the installation. Otherwise, site unloading is arranged by the customer unless we agree otherwise in writing.
