What a Floor Actually Costs to Put Down

The flooring is the predictable part. What moves a quote is the subfloor, the removal, the stairs and the trims — so this page explains what drives the number, and works out how much flooring your room needs.

How many boxes will you need?

Enter the floor area, or the room’s length and width. The result adds a wastage allowance and rounds up to whole packs, because a pack is the unit of sale.

What actually moves the number

Two quotes for the same room can differ substantially, and it is almost never the flooring that explains the gap.

The flooring itself is the predictable part: area, plus wastage, at a rate per square metre. What varies is everything underneath and around it.

  1. Subfloor condition — grinding, levelling compound or moisture remediation can cost more than the flooring in an older house.
  2. Removing the existing floor, and disposing of it.
  3. Stairs, which are slow, skilled and priced separately from flat areas.
  4. Door trimming, thresholds and transition strips.
  5. Skirting and scotia, supplied and fitted.
  6. Furniture moving, and whether the site is clear when the installers arrive.
  7. Access — a third-floor apartment with no lift is not the same job as a ground-floor house.
